REPAIRS & MAINTENANCE

We manage all of our own properties to ensure we are giving our tenants the very best service. We react quickly to requests for repairs and maintenance to ensure you can get on with enjoying your home.​

We will diagnose any repairs or maintenance within 24 hours and keep you fully updated along the way. Where we're unable to carry out the repair ourselves, we will arrange for one of our trusted trade partners to visit.

Water Leak. Water leaks down the rooftop

EMERGENCIES / URGENT REPAIRS

Got an emergency and don't know who to call for help?

Fire

  • Act fast. Close the doors if you are able to as this will delay the spread of fire.

  • Leave the building quickly, get everybody out and call 999.

  • If a door feels warm, do not open it.
  • Your fire assembly point is the street out the front of the property, as far away from the property as possible.
  • If you are cut off by fire:

    • Smoke is as deadly as flames. Close the door and any other openings and block cracks with bedding etc.

    • If the room becomes smokey, stay low, it’s easier to breathe.

    • Think about making your escape quickly. If the window is jammed, break it, remove jagged glass from the lower sill and cover it up with a blanket.

    • Try to attract attention.

    • If your bedroom is on an upper floor, drop cushions or bedding to the ground to break your fall if you feel able to do so.

    • Get out feet first and lower yourself to the full length of your arms before dropping.


Water Leak

  • In the event of a water leak, switch off all water using the stopcock.  Call us immediately on 07500 220715 or 07557 731755.

  • If you’re unable to get hold of us, please call an emergency plumber on either 07730 070689 or 07709 191923.


Smell Gas

  • ­If you smell gas, call the Gas Emergency Services line on 0800 111 999 and leave the house until you have further instruction from the Gas Emergency Services line.

  • All of our properties are fitted with carbon monoxide detectors. If this sounds, open windows and call us on 07500 220715 or 07557 731755.

Heating / Hot Water

  • If the boiler is not providing heating or hot water, we may need to call an engineer. 

  • You may be able to diagnose the issue yourself by:

    • Checking the programmer set-up and changing to be on constant

    • Re-setting the boiler

    • Bleeding the radiators

  • Call us on 07500 220715 / 07557 731 so we can help diagnose the issue and arrange an engineer.​

  • In the unlikely event you're unable to get hold of us, call 07709 191923.


Locked Out

  • If you've locked yourself out or lost your keys, please call or text us on 07500 220715 or 07557 731755 and we will endeavour to get you back into the property as soon as possible. Please note that you may be charged for replacement keys.

  • If you’re unable to get hold of us, please call Fensome Locksmiths on 01604 661872. You will be responsible for any charges incurred.

Burglary

  • If your home has been broken into, call 101 to report the crime.

  • If the crime is “in progress”, call 999.

  • Notify us on 07500 220715 / 07557 731755 that the property has been broken into so we can establish the quickest option to secure the property for you.

  • Contact your contents insurance provider. 

Storm Damage

  • Extreme weather can cause fences to come down and roof tiles to lift. If this happens, call us on 07500 220715 / 07557 731755.
